25 Haas Door Products Help Revitalize Jacob Riis Park Bathhouse Project

Haas Door • Jul 16, 2018

Listed on the National Register of Historic Places in 1981, Jacob Riis Park Historic District has seen its ups and downs over the years. Opened in 1932 as the “People’s Beach,” the oceanfront attraction was renovated in 1937, and then closed down for many years. Thanks to a renewed refurbishing effort, the main feature of the park, an Art Deco styled bathhouse, is now welcoming guests again.

Restoring the “People’s Beach”
After being acquired by the National Park Service in 1972 as part of Gateway National Recreation Area , the Rockaway, N.Y. beachside property was infused with $20 million in restoration efforts. However, the funds dried up part way through the project and the bathhouse renovation was abandoned. Boarded up and covered by sand dunes, Hurricanes Irene and Sandy further devastated the structure with storm surge bursting through the brick building.

In 2015 the government stepped in again with an effort to rehabilitate the Riis Park Bathhouse. The new design called for elements of flow-through design, including roll-up doors, to make the historic property more resilient to future storm surges and expected sea-level rise.

Finding the Right Doors
LEE Construction Group Inc., the general contractor for the project, had its hands full working on the renovation of the bathhouse. When the project architect called for 25 stainless steel garage doors for the structure, the company had to get involved in finding alternative products.

“The idea was to have resilient roll-up garage doors that would protect the structure on a daily basis while also allowing sea waters to flow through the building if needed during a severe weather event,” says Stan Hall, business development manager with LEE Construction Group Inc. “Unfortunately the roll-up stainless steel doors were over budget. We did some research and discovered that aluminum garage doors from Haas Door were a close match. The durable doors were economically priced for the project.

“After gaining approval on the garage doors from the National Park Service, we worked through a lot of design issues with both Haas Door and New Jersey Door Works. The flexibility of both companies made it possible to have these sturdy, historically-accurate doors installed on the bathhouse.”

Dedication to Excellence
New Jersey Door Works, headquartered in Union, N.J. specializes in commercial projects. For the past 10 years they’ve worked with Haas Door and believed from the start that the company’s products would be a good match for the bathhouse project.

While the front of the bathhouse structure was originally created of aluminum and glass store fronts, it was decided to retrofit garage doors into all the openings. This provides the ability to better protect the structure from vandalism and storms.

“There were multiple revisions to the shop drawings for this project,” says Tom Szarszewski, general manager with New Jersey Door Works . “Because this was a historical restoration project, the National Park Service had very high standards on the products used.

“Our team was dedicated to getting the job done the right way, so we worked carefully with everyone involved. On an almost daily basis we were in touch with the Haas Door experts to assure all aspects of the doors met the expectations of the National Park Service.”

Custom Door Capabilities
On the manufacturing line in Ohio, Haas Door worked diligently to assure the 25 garage doors met the exacting needs of the project. A custom green paint color — Hartford Green — was created to replicate the original bathhouse structure. Fourteen of the doors include custom insulated glass with ¾” Hartford Green mutins concealed inside glass units. Eleven of the doors have ¼” clear tempered glass with smooth solid aluminum panels painted in the Hartford Green in the bottom two and top sections.

“This was a project we fully embraced,” says Joel Yackee, regional sales manager for Haas Door. “Our CA-220 Commercial Aluminum doors were selected based on their heavy duty frames and durability. These garage doors are made to withstand whatever Mother Nature will throw at them in the future.

“In addition to the 25 complete doors, we also provided nine ‘sections only’ doors to mimic the operating doors. These are also the CA-220 doors in the custom color. All of these doors include custom insulated glass with ¾” wide Hartford Green mutins. The mutins are concealed inside the glass units with smooth solid aluminum panels custom painted in the Hartford Green in the bottom sections.

“To finish out the project, there are 14 individual sections that consist of one CA-220 top section with solid smooth aluminum panels. These can lower the opening and allow room for the torsion assembly. We refer to them as ‘transom sections’ and they’re also painted in the Hartford Green color.”

Bright Future for Bathhouse
The end result of the restoration project is a revitalized bathhouse and project site. In March of 2018 the National Park Service announced the signing of a Letter of Intent (LOI) with Brooklyn Bazaar for the Jacob Riis Park Bathhouse.

A long-term lease negotiation is underway between the two parties. Since 2015 Brooklyn Bazaar has hosted activities, provided entertainment, shopping, food and drinks at the waterfront area. Weekend pop-up markets and restaurants brought to the site by Brooklyn Bazaar during the restoration have helped attendance at the park triple in the past few years.

According to the National Park Service, Brooklyn Bazaar proposes to develop the Bathhouse Complex into a unique seaside destination, returning Riis Park to the “People’s Beach” from decades past. The proposed changes will culminate in the summer of 2020.

Whether you’re working in the garage door industry or own a home, it’s important to understand that the thermal efficiency of a garage door is crucial for maintaining energy efficiency and comfort in a home. Traditionally, the Calculated R-Value has been the go-to metric for assessing insulation performance. However, recent advancements in the industry have finally brought us to using a far superior measurement metric: Tested U-Factor. The DASMA Thermal Performance Verification Program (TPVP) has revolutionized the way sectional garage door thermal performance is evaluated and communicated. Instead of relying solely on calculated R-Values, the program emphasizes the use of third-party tested installed door assembly U-Factors. But what exactly is Tested U-Factor and why is it superior to Calculated R-Value?

When it comes to professional home building and remodeling, every single decision can significantly impact the outcome of a project. One often underestimated yet crucial decision is how to handle the garage door. In the world of construction, professional garage door dealers have become indispensable partners for builders, offering a range of benefits that extend far beyond the mere installation of a door. Let's delve into why entrusting your garage door tasks to experts is not just a convenience but a strategic decision all professional builders and remodelers should consider when looking to take their projects to the next level. Expertise and Guidance Professional garage door dealers bring a depth of knowledge to a builder’s project that otherwise would not be possible. Beyond the visual appeal of the garage door, these experts consider functionality, sizing, climate fit, energy efficiency considerations, and even adherence to local building codes specific to garage doors. This level of expertise elevates the overall quality of the project, ensuring meticulous attention to even the smallest details. From inspecting and carefully measuring the opening to collaborating with manufacturers, these professionals provide a comprehensive service, offering support from the project’s beginning through completion. Streamlined Project Management One of the biggest challenges builders and remodelers face throughout a project is the management of multiple concurrent tasks. From pouring foundations to installing faucets, balancing everything while ensuring timeliness and quality is incredibly difficult. Partnering with a professional garage door dealer can help take some of this off a builder’s plate, alleviating some of this workload and freeing up valuable resources to be used elsewhere. These experts conduct site inspections in advance, often complete installations in a single day, and leave behind a finished product the builder and end-customer can be proud of. Their efficient project management ensures a clean and organized workspace, seamlessly integrating the installation process into the broader construction activities, and builders can rest easy knowing the job will be done on time and correctly. Customized Solutions Another important benefit of partnering with professional garage door dealers lies in their ability to customize solutions to meet the unique demands of each project. Garage door dealers offer tailored options, addressing specific needs such as high lift, roof angles, unique opening measurements, and more. This attention to detail continues when it comes to the aesthetics of the door, with options for unique window placements, diverse glass choices, and a wider variety of color and material options than would be available otherwise. Tools provided by manufacturers like Haas Door, such as a glass sample box and an online visualizer, empower builders and remodelers to collaborate on design decisions. Value for the Investment Another crucial way professional garage door dealers can help builders is by ensuring they’re getting value for their money by recommending the correct door is used with the home for aesthetics to match the home's look, and the required thermal performance for the area. Professional dealers go well beyond mere cost-cutting suggestions and can specifically offer assistance with the often-overlooked concept of matching the right garage door with the home's worth. It's akin to avoiding the mismatch of a cotton patch on a cashmere sweater – ensuring that a $1M home doesn't end up with a subpar door that doesn’t do the rest of the home justice for both aesthetic and performance. These experts understand the intricate balance between investment and the home's reputation, emphasizing the importance of choosing the correct garage door. They can also guide builders and remodelers on factors like U-Factor for optimal home efficiency and fit the door to the unique of the home with different window placements, different track options to provide more space in the garage and options that look custom but aren’t. Leveraging their purchasing power in one category and industry connections, professional dealers contribute significantly to potential cost savings for builders, all while upholding the value and aesthetic integrity of the property, which can be a tough line to walk without help. Warranty and After-Sales Support Choosing professional garage door installation comes with a huge added advantage: warranties and after-sales support. These services not only minimize future headaches for builders but also enhance the overall satisfaction of homeowners, ensuring peace of mind long after the project is complete. Customer Satisfaction In the increasingly competitive world of professional home building and remodeling, ultimately, customer satisfaction is the name of the game. Professional garage door installations contribute significantly to this satisfaction, maximizing curb appeal and creating a sense of well-being by way of a simplified, smooth process. A well-executed garage door becomes a focal point, leaving a tangible lasting impression that translates into positive reviews, referrals and repeat business for builders and remodelers. In summary, for professional home builders and remodelers seeking efficiency, cost-effectiveness, and ultimately happy clients, partnering with experienced garage door professionals is the best option not just for the eventual homeowner, but the builders, themselves. Professional garage door dealers offer a specialized service that aligns seamlessly with the precision and attention to detail required in the world of construction. Adding windows is a simple upgrade that makes a great impression. With all the choices available today, it is easy to find a look to provide an uplift to any exterior. Energy Efficiency and Insulation: Many newer garage doors are designed with energy-efficient materials, such as polyurethane insulation and air infiltration bulb seals, which help regulate temperature and reduce energy consumption. This feature is not only appealing to buyers but can also lead to long-term cost savings for homeowners in terms of energy bills. Increased Security: Garage doors are an essential point of entry to a home, and having a secure and sturdy door is paramount for homeowners. By investing in a modern garage door equipped with advanced security features, such as robust locking mechanisms and smart access systems, homeowners can provide potential buyers with added peace of mind. In honor of Curb Appeal Month in August, Haas Door has announced the top three market trends it has seen throughout 2022. “At Haas Door, we’re always working to provide the most impactful options to our customers,” said Haas Door President Jeffrey Nofziger. “This means manufacturing a wide variety of garage doors that cater to both traditional and modern home design needs with doors that incorporate relevant trends while maintaining the quality and reliability we’re known for.” In analyzing its dealer and customer requests, Haas Door has identified three leading trends: Dark colors, modern panels designs and the addition of windows. Dark Colors According to experts at Haas Door, requests for garage doors in darker tones are increasing. In particular, black doors are trending, creating a bold accent rather than the traditional garage door appearance that blends with the entirety of a home. The black door matches the trends of black window frames and black home accents, such as lighting fixtures. Additionally, Haas Door has found that neutrals are also moving darker in tone. Earlier this year, the company launched its “Graywood” wood grain , a deep gray color that provides depth while maintaining a neutral and balanced exterior. Graywood is a perfect option for modernizing a traditional color.
